Using this website
By using this website, you agree to these terms. This is the website of The Fair Grounds, managed by Mayfair Management Group — thirty-two rental homes at 529 Fonshill Ave, Oklahoma City, OK 73117, in the John F. Kennedy neighborhood of northeast Oklahoma City, also listed as “Fair Grounds / JFK Single Family.” If something here doesn't sit right with you, please reach out at jfk@mayfairmgt.com — or simply don't use the site.
About this website
This is the website for The Fair Grounds, operated by Mayfair Management Group, the property's manager. The contact form, guest card, referral, and service-request forms reach the leasing team, and Mira answers through Mayfair's leasing-assistant platform — but nothing you do here is an application or a reservation, and rents, availability, and eligibility are confirmed only by the leasing office, in writing. There is no online application here
This site takes no applications and no payments — there is no apply button and no place to enter card or bank details anywhere on it. Current residents pay rent through the RentCafe resident portal — a separate Yardi website linked from our residents page, with its own terms and privacy practices. If a page on this site ever asks you for payment information in the name of The Fair Grounds, it isn't us. The way to move forward is a guest card, a note through contact, or a chat with Mira; a real person on our team takes it from there, and any application happens through the leasing office in writing.
Information only — not an offer
Everything on this site is provided for general information. Nothing here is an offer to lease, a lease agreement, a determination of eligibility, or a promise that a home is or will be available. Leasing decisions happen through the community's office, in writing.
Facts are subject to verification
Some of what people want to know about this community — what comes with the kitchen and the finishes in a particular home — is not published on this site, because we'd rather say “ask our team” than guess. The application fee, security deposits, lease term, office hours, utilities and the pet policy are stated as of September 18, 2026, and are subject to change. What we do publish about the homes is drawn from public records and from our own management information, and it is subject to verification and to change without notice. Please confirm anything that matters to your decision with our team, in writing, before you rely on it. We are not responsible for typographical errors.
Availability can change
Availability of homes, rents, deposits, fees, any special offers, and specifications are subject to change at any time without notice. The availability page reflects the best information we have at the moment you load it; when a number isn't known, the page says so rather than guessing. The home you see or tour may not be the home that ends up being available to you.
Income limits may apply
Income limits may apply. Income restriction limits and associated criteria are set by state, federal, and other applicable regulatory guidelines; all rental applications are subject to approval based on applicable income restrictions and applicant-screening requirements. Nothing on this site pre-qualifies any household — eligibility is confirmed by the leasing office through the application process. Ask our team how it works for your household.
Approximations & imagery
Square footage is approximate and varies from home to home. The footprint drawings on the floor plans page are redrawn from county records — they are not marketing floor plans, not to scale, and details vary. The photographs are field photos from county records showing the real homes as they stood when the photo was taken; there are no interior photos on this site, colors may be corrected, landscaping grows, and finishes differ between homes. Please tour the specific home before you lease. The proposed plan names “The Pavilion” and “The Grandstand” are working names paired with the official Three Bedroom Home and Four Bedroom Home.

Our assistant
Some chats and messages to The Fair Grounds are answered by Mira, an automated AI leasing assistant. Her responses are provided for convenience and general information only, may contain errors, and are not offers, approvals, or commitments. Rents, availability, and eligibility are confirmed only by the leasing office, in writing.
Text messages
If you opt in to text messages on our guest card, message frequency varies, message and data rates may apply, and you can reply STOP to opt out or HELP for help at any time. Consent is optional and is not a condition of leasing. Details live in our Privacy Policy.
Fair use of the site
Please use our forms honestly and only for their intended purpose — genuine inquiries, guest cards, referrals, and resident service requests. Don't scrape, spam, probe, disrupt, or misrepresent who you are. We may decline or discard submissions that appear automated or abusive.
Our content
The text, illustrations, footprint drawings, and photographs on this site belong to The Fair Grounds / Mayfair Management Group or are used with permission; the field photos are public records of Oklahoma County. Please don't republish any of it without asking. The Mayfair Management Group name and logo are trademarks of their owner.
Third-party links & services
Some links leave this site — Google Maps, mayfairmgt.com, the RentCafe resident portal, and our sister community's website among them. Those sites have their own terms and privacy practices, which we don't control. The neighborhood map is drawn with the Leaflet library over OpenStreetMap tiles, and the community may also be advertised through third-party listing services whose content we don't control. The RentCafe resident portal is a separate Yardi website, linked from our residents page only. How this site itself handles information is described in our Privacy Policy.
No warranties; limits on liability
This website is provided “as is.” While we work to keep it accurate and available, we make no warranties about completeness, accuracy, or uninterrupted access, and to the extent the law allows, The Fair Grounds and Mayfair Management Group are not liable for damages arising from use of the site. Your sole remedy for any dissatisfaction with the site is to stop using it.
Governing law
These terms are governed by the laws of the State of Oklahoma, without regard to conflict-of-law rules. Any dispute related to this website belongs in the state or federal courts serving Oklahoma County, Oklahoma. If any part of these terms is found unenforceable, the remaining parts stay in effect.
