Frequently asked questions
Everything people usually ask before they visit — the homes, the neighborhood, rent and income limits, pets, parking, and how to get started. If your question isn't here, our team is a message away.
What is The Fair Grounds?
The Fair Grounds is a community of thirty-two rental homes in the John F. Kennedy neighborhood of northeast Oklahoma City, managed by Mayfair Management Group. Some listings call it “Fair Grounds / JFK Single Family” — same place. Around here most people just call it JFK; the sign says The Fair Grounds, and both names mean this same community. It is made up of eight single-story brick ranch houses and twelve two-story brick duplex buildings, built in 2011 on about five acres. Every home has three or four bedrooms and two full baths. Income limits may apply — ask our team how that works for your household.
Where is it, and what is the neighborhood like?
The homes sit at 529 Fonshill Ave, Oklahoma City, OK 73117, around NE 7th St in the JFK neighborhood — the stretch from NE 4th to NE 8th between N Lincoln Blvd and Martin Luther King Ave, next door to historic Deep Deuce. Downtown Oklahoma City, Bricktown, the Innovation District and the OU Health Sciences Center are all roughly two miles to the west and south. For school, the homes are zoned to Oklahoma City Public Schools: Thelma R. Parks Elementary School, F.D. Moon Middle School and Frederick A. Douglass High School — confirm with the district before you enroll, since zones can change. The neighborhood page has a map with all three schools on it and the story of the place.
How many homes are there, and what kinds?
Thirty-two homes in all. Eight are single-story ranch houses, each with a two-car attached garage and a covered front porch. The other twenty-four are duplex homes — twelve two-story brick buildings with two homes apiece, each home with its own one-car garage plus a carport. Twenty-six of the homes have three bedrooms and six have four. The four-bedroom homes are the single-story houses, and each of those has a fenced back yard; the duplex homes are three-bedroom homes, and our team can tell you about the yard at any particular one. All of them are brick, and all were built in 2011. Which particular homes are open on a given day is a question for the availability page or our team.
How many bedrooms and baths, and how big are the homes?
Every home has three or four bedrooms and two full baths, with central heating and air. The Pavilion — Three Bedroom Home runs about 1,419 to 1,489 square feet; The Grandstand — Four Bedroom Home runs about 1,456 to 1,581 square feet. The ranch houses are single-story, with an attached garage and a covered front porch; the duplex homes are two-story, two to a building. Those figures come from our leasing system, and the floor plans page shows the footprint drawings for both home sizes.
Is there a garage or parking?
Yes — every home has its own garage. Each of the eight ranch houses has a two-car attached garage, and each duplex home has its own one-car garage plus a carport. Ask Mira or the office if you're wondering where guests park or how a particular home is laid out.
Is there laundry in the home?
Yes — a washer and dryer come with every home, so there's nothing to buy or haul in. If you have a question about the laundry setup in a particular home, ask Mira or the office and they'll tell you.
How much is rent?
Current rents come straight from our leasing system. You'll see today's range on the availability page and on each home size. What a particular household pays can depend on program eligibility, so income limits may apply — ask our team how it works for your household. A guest card with your household size, bedrooms, and move-in timing is the quickest way to get today's numbers for the home you're looking at, or ask Mira.
Are there income limits?
Income limits may apply. Income restriction limits and associated criteria are set by state, federal, and other applicable regulatory guidelines; all rental applications are subject to approval based on applicable income restrictions and applicant-screening requirements. In plain terms, qualifying usually depends on your household size and income, and our team can tell you quickly whether a home here could work for you. Ask our team how it works for your household.
Do you accept housing vouchers?
Yes — Housing Choice Vouchers are accepted. Income limits may apply, and how it all works depends on your household, so ask Mira or send a note through the contact page and someone will walk you through it.
What are the deposits and fees?
The application fee is $12, and the security deposit is $350 for a three-bedroom home and $450 for a four-bedroom home. Ask our team about anything else that could apply to your move, and get it in writing before you sign. A guest card is the quickest way to start that conversation.
Are pets allowed?
No — pets are not allowed at The Fair Grounds. One thing that never changes: assistance animals (service and support animals) are not pets and are always welcome under fair housing law; talk with our team about the simple documentation process. Our pet policy page has the details.
What are the lease terms, and which utilities do I pay?
Leases are twelve months. The homes are smoke-free inside; smoking is allowed outside. Residents pay all of their own utilities. Anything else about the lease, chat with Mira any time or reach the office directly.
How do I apply? Is there an online application?
There's no online application on this site, and nothing is paid online here. The path is simple: start a guest card with your household size, the bedrooms you need, and your timing, or chat with Mira or send a note through the contact page. Our team follows up, talks through eligibility, and handles the application with you directly at the office.
What are your office hours, and how do I reach you?
The office is open Monday through Friday, 9 a.m. to 5 p.m. Call us at 405-266-6602, email jfk@mayfairmgt.com, or use the contact page. Outside office hours, Mira answers questions right here on the website, around the clock.
How do I submit a maintenance request or reach someone in an emergency?
Residents can use the service-request form on our residents page, or contact the office during office hours. After hours, call us at 405-266-6602 and maintenance will come out. For anything that threatens life or property, such as a fire or the smell of gas, call 911 first.
Why is it called The Fair Grounds?
Because the very first State Fair of Oklahoma was held about half a mile from here. It opened in October 1907 — a month before statehood — on the city's east side at NE 10th Street and Eastern Avenue, today's Martin Luther King Ave, on land bought by civic leader Henry Overholser, with a half-mile horse-racing track, a grandstand, a music hall and an exposition hall. The fair moved west in 1954 and the old fairgrounds became the campus of Douglass High School, about half a mile from the homes. Our two home sizes borrow their names from that era: The Pavilion and The Grandstand. The neighborhood page tells the rest of the story.
